This Course will explore in more detail the nature of the private equity and real estate funds market.

While venture capital and private equity funds can produce stunning returns, it is not always the case. For instance, the NASDAQ crash and technology slump that started in March 2000 and the resulting catastrophic losses on overvalued, nonperforming startup firms impacted massively on venture capital and private equity funds. By 2003, many venture capitalists were focused on writing-off companies they had funded just a few years earlier, and many funds were left worth less than when invested in. Many venture capital investors sought to reduce the large commitments they had made to venture capital funds.

The market for real estate transactions comprises over $14 tn worldwide real estate transactions, with over $4 tn real estate transactions in the EU alone. Germany, France and the UK are still strong markets for real estate. In the UK there is the FTSE UK Commercial Property Index Series covering the FTSE All UK Property Index, the FTSE UK Retail Property Index, the FTSE UK Office Property Index and the FTSE UK Industrial Property Index. Real estate funds are sometimes benchmarked against such a property index with the funds’ main returns being based on growth in the value of the property and/or the rentals associated with the property.
